Fabric Protectors fit into a broad category of products that are applied to a fabric to make it more stain and soil resistant. Then there is also a sub-category that will help with sun fading and make fabrics water repellent.

Rugs

Rugs come in a wide variety of construction styles, fabrics and fibers. Most rugs will not have a fabric protector applied when they are made, however the overwhelming majority of rugs will benefit from an application of a fabric protector after cleaning. Another consideration for area rugs is the application of a Solar Shield protector to guard against color loss from sun fading.
Carpet
Virtually all carpet that is manufactured in the United States has some type of fabric protector applied. Brand names such as Stain Master, Wear Dated, Teflon and Scotch guard all fall within that realm. Re-application of these factory applied treatments is always recommended to keep the stain and wear resistant properties of the carpet intact. Outdoor Fabrics

Outdoor furnishings such as awnings, patio furniture and umbrellas are typically made from tough fabrics that are designed to be able to weather the elements. However, the combination of uV from the sun and the moisture from condensation and rain does call for an annual deep cleaning and application of sun fade and moisture repellent products to keep them performing well over the long-term. Upholstery

Upholstery also comes in a wide variety of fabric, fibers and construction styles. In contrast to rugs we’ve found that a majority of upholstered pieces will have some type of fabric protector applied when the piece was made. Or applied before installation into your home. Re-application of a protector to upholstered fabric is critical to the long-term performance of the fabric. Upholstered fabrics tend to be relatively flat and thin compared to both carpet and rugs and the protector tends to wear off much quicker, especially in the high contact areas such as seat and back cushions and arm rests. Because of the delicate nature and wide variety of fabrics used, your service technician can recommend the right choice of fabric protector for your upholstery.

Sealers

By their nature both grout and stone are porous. Sealers is the generic term of products we use to protect grout and natural stone from absorbing substances that can either soil or stain them. They come in two basic categories; topical and penetrating. We typically don’t apply a topical coating to either of these surfaces and a penetrating sealer may also be called an ‘impregnating’ sealer.

Grout

Treating your grout with a penetrating sealer after cleaning will give you a longer lasting clean. The grout will clean-up easier.

Natural Stone

We see a lot of natural stone installations and it's surprising to find out that a lot of them did not get properly sealed after their installation. From travertine, marble, limestone and even granite they all benefit greatly from being sealed properly. Penetrating sealers will do this beautifully without changing the look or feel of the stone.

Coatings

Although the term sealers and coatings are used to sometimes describe the same item, we define them as separate. A sealer penetrates into the surface to protect the material its sealing from the inside out and it will not change the look and feel. A coating is applied to the outside and will have a sheen to it as it physically lays on top of the material its protecting.

Hardwood Floors

Any hardwood flooring installation will have a coating applied to protect it. These days it most likely will be a factory finish of Aluminum Oxide. However hard wax oiled flooring as well as polyurethane site cured floors are also found quite commonly. Applying a protective urethane coating after cleaning might make sense on a case by case basis.

Vinyl

Although vinyl flooring is not very common in residential settings we do find it quite a bit in medical offices and kitchen areas of office building. Whenever you hear the term "strip & wax" that usually refers to the process of a restorative cleaning (stripping) and then re-applying an acrylic wax as a finish coating to these type of floors.
